The gross area is 4.33 ha (10.70 ac) and the indicative masterplan shows a possible development area of 3.52 ha (8.70 ac) providing a total built area of 15,007 sq. m. (161,527 sq. ft.). Individual building sizes for this scheme range from 270 sq. m. to over 1,200 sq. m. (2,905 sq. ft. to over 12,912 sq. ft.)
The structural landscaping is designed to produce avenues of trees to focus and draw the eye to the landmark buildings within the site. The strategic landscaping is required by the planners as a visual cone alongside the A420. It has been used to maximise the surface water run-off and provide an environmental sanctuary, thereby further enhancing the scheme’s environmental credibility.
The site is bordered to the south by the A420 (M40-M4 link road) and to the west by the A417 (Park Road, main access into Faringdon). Access into the site is from the A417.
